Sales Process, Step by Step
1. Listing Meeting at the Property
During our first meeting at the property, we ask questions about the property and any updates that have been made. We also ask about the seller's preferred approach to the selling process. We also gather important documentation such as the deed/Escritura, entry value, cadastral reference, and plusvalía (municipal tax).
2. Presentation About Us
We provide a brief presentation about ourselves, what we offer, and who we are. We also leave information, the sales agreement, and documents for future needs, so you can review them at your leisure. We then schedule a follow-up meeting.
3. Follow-Up Meeting and Valuation Presentation
During the follow-up meeting, we answer any questions that have arisen. We present our valuation of the property and review the costs and what will remain after the sale. In this step, the sales agreement is signed according to the seller's needs and wishes.
4. Photography
A trained photographer takes professional photos of the property. The agent arrives beforehand to prepare the property according to the agreement.
5. Publishing
We publish the property on relevant platforms to maximize exposure both internationally and in Spain to attract potential buyers.
6. Viewings and Bidding
We arrange viewings for interested buyers and handle the bidding process to ensure the best possible price for your property.
7. Signing of the Reservation Contract
When the buyer and the seller has reached an agreement, the reservation contract (Arras Penitenciales) is created and signed accordingly to both parties demands, in the language preferred by the seller and the buyer.
8. Finalizing the sale
The final step involves formal registration and handover. The buyer, seller, and agent meet at a Notary Public's office. The deed is officially registered, all financial transactions are completed, the money is transferred to the seller and the key is given to the buyer.
